Sunrise Manor is one of the largest communities in Nevada that most people outside the valley have never heard of. It is an unincorporated town and census-designated place on the east side of Las Vegas, sitting below Frenchman Mountain and Sunrise Mountain and running up toward Nellis Air Force Base, across the 89110, 89115, 89142 and 89156 ZIPs. It was formed back in May 1957 to absorb residential growth pushing east out of downtown, and today it holds roughly 200,000 residents and about 71,430 housing units — just over half of them detached single-family homes.
The defining fact for a painting job here is age and variety. The median home in Sunrise Manor was built around 1991, but that median hides an enormous spread. There are 1960s and early-1970s ranch houses with original wood fascia and siding, a large stock of 1980s and 1990s stucco tract homes, and pockets of newer construction from the 2000s. Streets change character block to block in a way they simply do not in a master-planned community.
The second defining fact is the one homeowners here appreciate most: large parts of Sunrise Manor have no homeowners association at all. In Summerlin or Seven Hills, the first conversation is about what the committee will let you do. Here, the first conversation is usually about what you actually want. That is real freedom — and it comes with a different set of responsibilities, because nobody is enforcing maintenance standards on your behalf either.
No HOA? Then the only rules that matter are the ones that keep paint on the wall
We will be straight with you: if your Sunrise Manor property is not in an association, you can paint it any color you like. There is no architectural committee, no submittal, no waiting weeks for a decision. Some newer tracts and condominium developments in the area do have associations, so we confirm your address before assuming either way — but for most of the homes we paint here, the answer is that the choice is entirely yours.
What that freedom does not remove is physics. An east-valley exterior takes brutal afternoon sun with very little mature shade, plus wind-driven dust off the open desert toward Frenchman Mountain and Lake Mead Boulevard. Older homes here have often been repainted two or three times over forty years, sometimes well and sometimes not, and each poorly prepped layer makes the next one fail sooner.
So the honest advice for a Sunrise Manor homeowner is not about color rules. It is about refusing to buy the cheapest bid. This is the part of the valley where the gap between a properly prepped repaint and a fast spray job is widest, because the substrate is old enough to punish shortcuts within a couple of seasons.

Wood is the thing that catches people out here
Older Sunrise Manor homes carry far more exterior wood than newer valley construction — fascia boards, rafter tails, siding, window trim, door casings, patio posts and beams. Wood in this climate does not fail gracefully. Forty years of hard sun dries out the fibres, opens the grain, and lifts old coatings; wind-driven dust abrades what is left; and once water gets behind a failed paint film at a joint or end grain, rot follows quietly.
Painting over deteriorated wood is money thrown away, and it is the single most common corner cut on cheap bids in this part of the valley. Proper handling means scraping and sanding back to sound material, probing for soft spots and rot at end grain and joints, replacing what cannot be saved, spot-priming every bare area with an exterior wood primer, and sealing joints and end grain before the finish coats go on.
Stucco of this vintage needs its own attention. We commonly find hairline thermal cracking, settlement cracks near the foundation, hardened and split caulk at windows and doors, and efflorescence on block walls where moisture has migrated through masonry. Efflorescence in particular must be removed and the source addressed rather than painted over, or the new coating simply lifts off in patches.
